What are the returns achieved on development projects? How does it compare to cash flow assets?

Development lending on commercial projects stands for a significant part of outstanding commercial property debt. Despite the large scale of development activity and its periodic catastrophic financial results, the performance of developments has been one of the most notable 'known unknowns' about the property industry. Developments are generally perceived as potentially highly profitable but they are also highly risky and particularly sensitive to the state of the property market.

Based on IPD records of 3,500 development projects completed over the last 3 decades we will present findings on development returns, risks and analysis of factors driving development performance.
